House in Kaklebi #4

On a sloped corner plot in Kaklebi, Tskneti, this private residence sits at the intersection of two streets, with expansive panoramic views over the surrounding landscape. The elevated position of the plot, combined with its dual street access, offered the potential for sweeping views while demanding a considered approach to privacy and entry. A sweeping concrete staircase runs alongside the hillside facade, smoothly guiding movement between the terraced garden levels and outdoor lounge areas.

The design is organized over three levels: a lower level with garage and technical rooms, a garden level with open-plan living spaces oriented toward the yard, and an upper level housing the private bedrooms.

The main garden level is elevated to enhance both the view and privacy from neighboring plots, while large openings connect the interior directly to the outdoor spaces. An expansive upper terrace, framed by glass railings and shaded by substantial structural overhangs, extends the indoor living zone out into the open air.

A curved floor plan at garden level creates a more intimate courtyard and directs the living spaces outward toward the view. Large cantilevers allow for extended overhangs, adding an expressive quality to the overall form. This gentle curvature creates a secluded, stone-paved inner patio equipped with minimal outdoor seating, anchored around a slender tree rising through the pavement.

The exterior combines clean architectural concrete with vertical natural wood slatting on the upper volume, balancing a contemporary geometric aesthetic with material warmth. The deep overhangs create strong cast shadows across the concrete base, accentuating the building’s horizontal proportions against the mountain backdrop.
